2萬戶青年宅地上權99年350萬有找
台灣房屋智庫發言人張旭嵐分析,按房地合一稅日出條款,明年元旦後購屋就適用新制,自住須持有6年以上才享400萬元免稅額,但以上獲利仍要課10%稅金,長期自住如今年12月31日以前買,持滿2年可永遠適用現制。

「有長期自住打算者,趕在年底前進場就對了!」台灣房屋副總裁周鶴鳴直指,這是因舊制出售房屋時所課財產交易所得稅,是依「房屋評定現值」,該項標準會隨著房屋老舊而越來越低,房地合一稅不同,明年再買,就算持有20、30年出售,有獲利還是要課10%稅金。房仲業建議,有長期自住需求、2000萬以下低總價者年底前進場有利,高總價者則明年後再入場稅金較省。昨日基泰建設股東會上,董事長陳世銘說,短期內房市會進入膠著期,唯獨北市都會區剛性需求仍在,因房地合一等於走向實價課稅,將增加房地產投資、持有和經營成本和風險,所以一定會造成衝擊。,
